YouTube and Video Research
Phase 1 identified six channel leads, with the strongest current candidates being Guilherme Pilger for Balneário Camboriú/Praia Brava, Noroeste Negócios for large farms, and DO CAMPO IMOBILIÁRIA for rural Santa Catarina. The initial web pass did not reliably expose five canonical videos per channel, so video-level coverage remains an explicit next step rather than fabricated data.

The app should store channel ID, video ID, title, publication date, duration, thumbnail URL under API policy, embed status, stated location/price, property link, last checked date and stale-risk score. It should embed or link to the original video and never download or republish it.
Urban Market Findings
Florianópolis
FipeZAP’s June 2026 advertised residential sale level was R$13,365/m², up 8.29% over 12 months. Its March 2026 advertised rent level was R$60.86/m²/month, with a 5.52% annualized gross rental yield. The local sample covers Centro, Estreito/Coloninha, Coqueiros, Agronômica, Ribeirão da Ilha and Praia Brava, ranging from a 42 m² one-bedroom at R$795,000 to a 316 m² Agronômica apartment advertised at R$10 million. Balneário Camboriú
FipeZAP’s June 2026 advertised residential sale level was R$15,228/m², up 2.13% over 12 months. IBGE listed 139,155 residents in the 2022 census and an estimated 151,674 in 2025 over 45.214 km². Density, vertical development, beach access and seasonal demand are material, but the investment model must also carry condominium fees, IPTU, furnishings, management, vacancy, building rules and maintenance. Agricultural and Vineyard Findings
The rural sample demonstrates why a simple residential schema fails. Advertisements mix total hectares, productive/open area, crop area, pasture, APP/legal reserve, irrigation, water rights, houses, staff housing, processing equipment and production claims. Examples include a 7,475 ha Apiacás asset advertised at R$57.2 million; irrigated coffee properties in Minas Gerais; and winery/vineyard opportunities in Rio Grande do Sul and Bahia. Vineyard underwriting must separate land, vines, winery business, inventory, trademarks, licenses and tourism operations. Verify planted hectares, varieties/rootstocks, vine age, yields, frost/disease history, irrigation/water rights, cellar capacity, regulatory status, distribution contracts and whether the advertised geographic-indication claim applies to the exact parcel and production method.

Urban property

Rural property and leases
INCRA controls acquisition and leasing of rural land by foreigners. Its current page describes a limited exception for a foreign natural person’s first acquisition or lease up to three Módulos de Exploração Indefinida outside the border area, but eligibility is fact-specific. The governing law and decree also contain municipal aggregate and same-nationality controls, and foreign-controlled Brazilian companies require specialist analysis. Residence and visa
Owning property does not automatically create a right to reside. Decree 9.199 says possession or ownership alone does not confer residence, while separate investment-based residence routes may exist when their current requirements are met. 12-step verification workflow
- Confirm the listing, broker/CRECI, seller identity and seller authority independently.
- Obtain a current full matrícula directly through the competent registry process.
- Review title chain, liens, usufructs, restrictions, litigation, tax and condominium debts.
- Confirm urban zoning, permitted use, building approvals and condominium restrictions.
- For edge cases, confirm whether the property is legally urban or rural.
- Reconcile deed area, survey, SIGEF geometry, CAR geometry, fencing and occupied area.
- Review CAR, APP, legal reserve, environmental licenses and water-use authorizations.
- Compare claims with lawful maps/satellite sources; record date and resolution limits.

Application Feasibility and Architecture
Key design decisions
- Separate listing from property. One real property can have many agency/portal/video records. Keep each listing intact and link it to a candidate property.
- Field-level provenance. Every price, area, coordinate, production number and status should retain source URL, access time and classification: publisher fact, seller claim, estimate or analyst inference.
- Precision-aware maps. Exact, building, street, neighborhood and municipality precision are different data. Centroids need a visible approximation warning.
- Human-reviewed dedupe. Use source IDs, canonical URLs, normalized location, price/area, title similarity, agency and permitted image hashes. Group uncertain matches; do not silently merge.
- Stale detection. Store first seen, last seen, last verified and price history. Mark inaccessible, removed and conflicting-status records distinctly.
