June 2026 FipeZAP asking-price evidence shows Balneário Camboriú at R$15,228/m² and Florianópolis at R$13,365/m². That is a 13.9% premium for Balneário Camboriú in the index, while Florianópolis had the stronger 12-month advertised-price change: 8.29% versus 2.13%. YouTube and Video Research

Phase 1 identified six channel leads, with the strongest current candidates being Guilherme Pilger for Balneário Camboriú/Praia Brava, Noroeste Negócios for large farms, and DO CAMPO IMOBILIÁRIA for rural Santa Catarina. The initial web pass did not reliably expose five canonical videos per channel, so video-level coverage remains an explicit next step rather than fabricated data.

Urban Market Findings

Florianópolis

FipeZAP’s June 2026 advertised residential sale level was R$13,365/m², up 8.29% over 12 months. Its March 2026 advertised rent level was R$60.86/m²/month, with a 5.52% annualized gross rental yield. The local sample covers Centro, Estreito/Coloninha, Coqueiros, Agronômica, Ribeirão da Ilha and Praia Brava, ranging from a 42 m² one-bedroom at R$795,000 to a 316 m² Agronômica apartment advertised at R$10 million. Balneário Camboriú

FipeZAP’s June 2026 advertised residential sale level was R$15,228/m², up 2.13% over 12 months. The initial sample deliberately includes ordinary annual rentals as well as luxury: DESC records ranged from R$2,500/month studios/kitnets to R$4,800/month for a 104 m² private-area apartment. IBGE listed 139,155 residents in the 2022 census and an estimated 151,674 in 2025 over 45.214 km². Density, vertical development, beach access and seasonal demand are material, but the investment model must also carry condominium fees, IPTU, furnishings, management, vacancy, building rules and maintenance. Short-term rental. Do not infer permission from a portal or Airbnb presence. Confirm municipal use rules and, for apartments, the condominium declaration, bylaws and recent assembly decisions for the exact building before underwriting seasonal revenue.

Agricultural and Vineyard Findings

The rural sample demonstrates why a simple residential schema fails. Advertisements mix total hectares, productive/open area, crop area, pasture, APP/legal reserve, irrigation, water rights, houses, staff housing, processing equipment and production claims. Examples include a 7,475 ha Apiacás asset advertised at R$57.2 million; irrigated coffee properties in Minas Gerais; and winery/vineyard opportunities in Rio Grande do Sul and Bahia. Embrapa recognizes a broad set of wine geographic indications including Vale dos Vinhedos, Pinto Bandeira, Altos Montes, Monte Belo, Farroupilha, Vales da Uva Goethe, Campanha Gaúcha, Vinhos de Altitude de Santa Catarina and Vale do São Francisco. Vineyard underwriting must separate land, vines, winery business, inventory, trademarks, licenses and tourism operations. Verify planted hectares, varieties/rootstocks, vine age, yields, frost/disease history, irrigation/water rights, cellar capacity, regulatory status, distribution contracts and whether the advertised geographic-indication claim applies to the exact parcel and production method.

Verification layer. SICAR’s public portal says it offers structured downloads, a data dictionary and geoservices with monthly updates.
